Professional Inspection Services


 

Our home inspection service is a visual inspection of the structural elements, components and systems, which are accessible. It meets or exceeds the Standards of Practice of the International Association of Certified Home Inspectors (InterNACHI).

Our goal is to discover and inform you of anything we find that might affect your purchase decision.


Home Inspections (over 80 items and 400 points!)


We will inspect all the following typical structural elements, components and systems of the house:

  • Exterior:

    • roofs, roof vents, flashings and trims

    • eaves, soffits and fascia

    • skylight, chimney and other roof penetrations

    • gutters, downpours and extensions

    • grading and drainage

    • retaining walls

    • decks, stoops, steps, porches, patios and railings

    • fences, gates and barriers

    • driveways, paths and walkways

    • meters and shut-off valves

    • exterior walls & sidings

    • exterior doors and windows

  • Garage, including motorized garage doors (safety sensors and openers), and/or carport

  • Structure (foundation, framing, interior walls, staircases, railings)

  • Basement and crawlspaces

  • Water penetration and foundation movement

  • Attic

  • Fireplaces

  • Electrical system:

    • service lines

    • meter box

    • main disconnect

    • service amperage

    • electrical panel

    • breakers or fuses

    • grounding and bonding

    • GFCI and AFCI

  • Plumbing system, fixtures and faucets

  • Drainage system (including drainage sump pumps with accessible floats)

  • Ventilation and exhaust systems

  • Heating and air conditioning systems

  • Fireplace, damper door and hearth

  • Wood or gas stove

  • Water heating system

  • Laundry room

  • Kitchen

  • Bathrooms

  • And all other interior rooms, hallways, etc.

  • Built-in appliances

Additional items and systems unique to a particular house can also be inspected.

Our inspections include also the following tests with appropriate devices and/or measuring instruments:

  • Infrared Camera (thermal imaging) for finding anomalies/patterns related to moisture intrusion, air leakage, missing or damaged insulation
  • Moisture Meter for verifying/confirming thermal imaging findings
  • Digital Circuit Analyzer for testing electrical branch circuits and critical electrical components, such as GFCI on inside and outside electrical receptacles and AFCI branch circuits
  • Video Borescope
  • Microwave leak tests
  • Smoke detector tests

Optional Tests


We encourage you to accompany the inspector so that you may ask questions and gain a better understanding of the components and systems in the house.

Typically, a professional home inspection takes three to six hours, depending on the size of the house and the condition of the structure and systems, followed by a in-premise debriefing, during which the inspector will tell you of any problems that were discovered during the inspection and discuss them with you. We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have.


Comprehensive Professional Report (included!)


The next morning, the client receives a comprehensive computerized home inspection report (20 to 35 pages), narrative with color pictures, explaining in details any problems the inspector found, and make repair recommendations (sample). This professional report will also inform you about maintenance tasks that are required to keep the house and its systems in top condition.
